Rental, laundry or washing at home
Three ways to have clean linen ready for every guest
Every host in Madrid ends up choosing between three options: renting linen with washing included, sending their own linen to a commercial laundry, or washing it at home. None is best in every case; it depends on whether you already own stock, how many beds you manage and what your time is worth.
The short answer
Already own linen in good condition? Commercial laundry per kilo. Starting out or due to renew? Linen rental. Washing at home only pays off with one or two beds and low turnover.

Linen rental: when you don't want to own stock
You pay per bed and guest change; the supplier provides the sheets and towels, washes them and replaces worn items. It's the easiest option if you're furnishing a new apartment, your linen is at the end of its life, or you manage many properties and don't want to track inventory. How our linen rental works.
Commercial laundry: to make the most of the linen you already have
You keep your own items and pay only for the kilos washed. You get the same industrial finish as with rental (high-temperature wash and flatwork ironer), with pickup and delivery, but wear and replacement are still your responsibility. It's the most cost-effective choice if your stock is in good condition or carries your own branding. Commercial laundry per kilo in Madrid.
Washing at home: only at very small scale
It looks free, but it isn't: add the electricity and water for washing and drying, detergent, hours of ironing and the wear of low-temperature washes, which turn sheets grey before their time. With one or two beds and few bookings it can make sense; beyond that, almost never.
Frequently asked questions
Which is cheaper: linen rental or laundry per kilo?
If you already own linen in good condition, per-kilo laundry is usually cheaper in the short term because you don’t pay to rent the items. Rental pays off when you need to buy or renew stock, or when you don’t want to deal with wear and replacement.
Is it worth washing a holiday rental’s linen at home?
Only with very few beds and low turnover. Once you add up hours of work, electricity, water and the wear of washing at low temperatures, an external laundry or rental usually works out better, with a hotel-grade finish.
Can I combine rental and laundry?
Yes. Many managers use rental in new properties and per-kilo laundry in the ones that already have their own linen, on the same pickup routes.
